We have represented Buyers and Sellers of real estate in Eastern and Central Massachusetts for more than 100 years, with extensive knowledge of Concord and the surrounding communities. Our real estate attorneys have more than 50 years combined experience in the real estate field, assisting Buyers, Sellers, Builders, Developers, Lenders and Government Agencies in all areas of real estate.

Our focus when representing Buyers of real estate is to protect our clients from the potential pitfalls that lurk in many of the "standard form" Purchase and Sale Agreements, which forms are typically drafted to protect the Seller only, to negotiate and revise the terms of such agreements so that they are fair, reasonable and give protections to the Buyer against a variety of potential circumstances. We are able to do preliminary title research on the property to find any obvious title issues in advance in order to avoid last minute problems (making sure the "Seller" is actually the title holder with authority to sign documents and sell, finding common scheme restrictions, private restrictions, covenants or easements that may affect your use and enjoyment of the property). We communicate clearly with our clients every step of the way, answering questions, advising of options, and making sure our clients are comfortable with the end contract they will be signing. We are able to act as closing attorney (in some states known as the "title company") for nearly every mortgage lender locally and nationally as we are on "approved attorney" lists with most mortgage lenders. We go through the closing documents with our clients in detail, answering all questions, explaining legal requirements, as well as giving practical advice on the new home they are purchasing. Our goal in representing Buyers is to make sure our clients are not only well represented, but comfortable from start to finish in the home-buying process. Constant and clear communication with our clients is the key to our goal.

Our focus when representing Sellers of real estate is to protect our clients from the potential pitfalls that lurk in the numerous versions of Purchase and Sale Agreements presented by, or modified by, the Buyer's attorney. While the "standard form" Purchase and Sale Agreement ("P&S") may be used as a "beginning", most Buyers obtain counsel to represent them and the P&S is typically either re-drafted in its entirety or is otherwise substantially modified with provisions to protect the Buyer. With our vast experience, we are able to successfully negotiate the terms with Buyer's counsel by recognizing and eliminating burdensome terms, accepting customary terms that do not create future liabilities on our clients, and adding further protections for our clients. We communicate clearly with our clients every step of the way, answering questions, giving legal and practical advice, and making sure our clients are comfortable with the end contract they sign. After a mutually agreeable P&S is signed, we are available to give further legal and practical advice on the next steps in the sale process (obtaining final utility readings, smoke/carbon monoxide detector certificates, final fuel readings for reimbursement, etc.). We prepare the new Deed to the Buyer and attend the closing with our clients, reviewing the multitude of additional documents Sellers are required or requested to sign at closing. We also offer the option to our clients, at no additional cost, to attend the closing under a Power of Attorney so that our clients need not attend.

Our end goal, whether representing Buyers or Sellers of real estate, is to give our clients the assurance of not only a smooth transaction from start to finish, but a comfortable and satisfying experience, knowing that they are protected all along the way, that they have someone with extensive experience in real estate looking out for them, that they have someone to be straightforward and answer any questions or address any concerns, and that they have a full and clear understanding of their responsibilities, liabilities and obligations throughout the process. In doing so, we make the process as simple, straightforward and worry-free as it can be for our clients.
